Project Summary

The existing property had a small kitchen and separate dining room that did not make good use of the available space. The clients asked for a rear extension that would provide a bright, open family room, with space for cooking, dining and relaxing together, and better connection to the garden.

Belthorne Construction Ltd constructed a single-storey rear extension with new foundations, brickwork to match the existing house and a warm roof build-up. Large glazed doors and a rooflight were introduced to maximise natural light. Internally, the layout was opened up to create a single flexible space that links directly with the existing ground floor.

Overview & Challenge

The property is located on a tight residential street with limited access to the rear garden. This meant that deliveries, spoil removal and storage of materials required careful planning to avoid disruption to neighbours. The existing drainage layout also needed modification to suit the new footprint of the extension.

Working around the family who remained in the property created additional considerations for safety, dust control and maintaining basic kitchen facilities during key stages of the works.

Solution & Results

Belthorne Construction Ltd agreed a clear programme with the clients, phasing the work so that heavier operations such as excavation and steel installation were completed first. Temporary protection and clear walkways were set up, and regular communication meant that the family understood when noisier or more disruptive activities would take place.

Once the structure was complete, services, plastering and finishes were coordinated to keep the project moving without gaps between trades. Final snagging was carried out jointly with the clients before handover.

The finished extension provides a generous kitchen and family area with direct access to the garden. The space feels bright throughout the day, with the sliding doors and rooflight transforming the rear of the house. The project has added both practical space and value to the property, delivered to the agreed budget and timescale.
