Project Summary

The homeowners wanted to modernise the ground floor of their property and create a single open-plan kitchen, dining and living area. The existing rooms were dark, with limited worktop space and poor connection to the garden. The brief was to open up the space, improve natural light and provide a layout that works for everyday use and family gatherings.

Working from the approved drawings, Belthorne Construction Ltd reconfigured internal walls, upgraded services and installed a new kitchen with practical storage and durable finishes. Throughout the project, the team focused on keeping the property safe and usable where possible, while maintaining a clear programme and budget.

Overview & Challenge

The property is a traditional brick semi-detached house with a narrow rear layout. This made structural alterations and movement of services more complex, particularly where existing drains and incoming supplies were located. The clients were living in the house during the works, so dust, noise and access needed careful management.

Another key challenge was coordinating the structural steel installation with kitchen delivery dates and third-party suppliers. A clear sequence of works and regular communication with the clients and designer were essential to avoid delays.

Solution & Results

Belthorne Construction Ltd prepared a detailed programme, agreed phased working areas and set up appropriate protection to minimise disruption. Structural works and first fix services were completed first, followed by plastering, kitchen installation, flooring and final decoration. Regular site meetings allowed any design decisions to be made quickly.

The completed refurbishment has created a bright, open-plan space with direct views to the garden and a clear circulation route through the room. The new kitchen layout provides generous storage, improved lighting and practical worktop space. The clients now have a flexible area that works for everyday family life and for entertaining guests, delivered to an agreed quality and timescale.
