Semi-Detached Loft Conversion

This project converted an unused loft space in a semi-detached property into a new bedroom with en-suite shower room. Belthorne Construction Ltd managed the structural alterations, staircase installation and internal fit-out.

Project Summary

The clients wished to create an additional bedroom for a growing family without moving house. The loft space was previously used only for storage and had no proper access, insulation or natural light. The brief was to create a comfortable, fully compliant bedroom with en-suite, while keeping disruption to the rest of the property to a minimum.

Belthorne Construction Ltd carried out the structural work required to form a new floor level, installed a staircase from the existing landing and created dormer and roof window openings to bring in light and headroom. Services were extended to provide heating, power, lighting and plumbing to the new accommodation, followed by full finishes and decoration.

Overview & Challenge

As with many loft conversions in semi-detached properties, space and access were key considerations. The new stair had to be designed to fit within the existing layout without compromising headroom or escape routes. Working at height and opening the roof also required careful planning around weather conditions and temporary protection.

The property remained occupied throughout, so noise, dust and safe separation between the working areas and the rest of the house had to be managed each day.

Solution & Results

Belthorne Construction Ltd worked closely with the designer and Building Control to agree structural details, fire protection measures and escape routes before work began. The roof structure was altered in stages, with temporary coverings used to protect the property during the formation of dormer and window openings.

The staircase was manufactured off site to an agreed design and installed quickly once structural work allowed. Internal partitions, insulation and plasterboarding followed, along with first and second fix services. Final decoration and floor coverings were completed with the clients’ chosen finishes.

The completed loft conversion provides a bright, comfortable bedroom with en-suite, significantly increasing the usable space within the home. The new stair ties in neatly with the existing first floor, and the overall project was delivered to the agreed programme and budget.
